Every image on this page is an artistic impression. The project stood at 24 per cent complete at the promoter's quarterly progress report of 15 July 2026, with basements at 35 per cent, staircases at 3 per cent, and amenities, the clubhouse, landscaping, the sewage treatment plant and internal infrastructure all recorded at 0 per cent. Nothing shown below has been built yet, and none of these are photographs of a finished home.

The source collateral says the same thing in its own words. The developer's brochure of October 2025 states that "the plans, layouts, designs, and images shown in this brochure are for illustrative purposes only and are subject to change", that "the actual constructed product may have slight variations in area, dimensions, design, and specifications", and that all dimensions are approximate. We repeat that here rather than leaving it in small print.

What these images are good for is understanding the arrangement of the scheme — where the cars go, what the ground plane is used for, how the levels stack. Those things are on the filings and can be checked. What they are not good for is judging finish, planting maturity, sky, or how full the pool will be.


The community at a glance

The whole scheme as filed: 100 row villas in 15 residential blocks across 5.478 acres. The blocks are numbered 2, 3A to 3F, 4, 5A, 5B, 6 and 7A to 7D, holding 13, 5, 5, 5, 5, 5, 5, 5, 11, 1, 16, 6, 6, 6 and 6 homes respectively.

What it tells a buyer: this is a compact site, not a township. At roughly 18 homes per acre with a proposed floor area ratio of 1.93 against a permissible 2.0, the developer is using about 96 per cent of the density allowed to it. The exclusivity here is the number of neighbours, one hundred, rather than acres of empty land. The green belt recorded in the environmental clearance is 7,153.05 sq m of the 22,173.765 sq m site.

Row villa elevation

The section through a single house: one private basement, then ground plus three upper floors, to a filed building height of 12.0 metres. The developer describes the outer wall as a dual-skin façade over a monolithic concrete structure.

What it tells a buyer: the vertical stack is the product. Five levels served by a lift, with the car parked beneath the house rather than beside it, is what separates this from a conventional row house — and the nearest comparable row-house scheme in the same hobli declares no basement at all in its own Karnataka RERA filing.

The arrival sequence and the ramp

The arrival sequence as the masterplan draws it, with the security block the masterplan legend records at the entry. Resident entry, resident exit, pedestrian entry and exit, and an entry and exit ramp are all named separately on the developer's own plan.

What it tells a buyer: the ramp is the detail to look at. Because every home parks in its own basement, vehicles descend rather than circulate, which is what allows the ground level to be car-free.

The clubhouse

The shared building, carrying the developer's stated club programme: an indoor games lounge, a badminton arena, a fitness studio, a yoga pavilion and a rooftop celebration deck.

What it tells a buyer: treat the scale in the clubhouse render above as indicative and nothing more. No clubhouse area is published in the brochure, the cost sheet, the environmental clearance or the Karnataka RERA record, so there is no square footage to check the image against. What is documented is the charge — ₹5,90,000, being ₹5,00,000 plus 18 per cent GST, on the cost sheet dated 7 January 2026.

The swimming pool

The main outdoor amenity, within the landscaped zone.

What it tells a buyer: one pool shared by a hundred households is a materially different proposition from one pool shared by a thousand. This is the clearest illustration of what the small unit count actually buys.

The double-height living room

The ground-floor living space, filed at 13'4" × 14'7", open through two levels, with the first-floor study looking down across a cut-out of 9'2" × 21'2".

What it tells a buyer: the double height is a real dimension from the developer's own floor plan, not a rendering trick — but it costs floor area on the level above. That cut-out is space the first floor does not have. Whether that trade is worth it is a matter of taste, and it is easiest to judge standing inside a sample home.

The terrace-level multipurpose room

At the top level sits the multipurpose space at 13'0" × 21'2", an open terrace at 11'0" × 19'2", a balcony, a toilet, a skylight and a water body.

What it tells a buyer: this is the room at the centre of the project's one genuine ambiguity. The Roots is marketed as a 4 BHK row villa, while in the promoter's Karnataka RERA filing every one of the 100 homes is declared a 3 BHK — three bedrooms on the first and second floors, plus this terrace room, which the developer says "can be used as a home studio, lounge, or a fourth bedroom". It is a flexible terrace room, not a sanctioned fourth bedroom. It is also a large and genuinely usable space with its own toilet.

The private backyard

The enclosed garden behind each house, reached through the ground-floor deck at 3'11" × 10'1".

What it tells a buyer: backyard sizes differ from house to house, and the cost sheet proves it — the backyard landscape charge is not proportional to floor area, running ₹8,36,550 on the 3,100 sq ft example and ₹12,22,650 on the 3,300 sq ft one. Ask which backyard belongs to the specific unit being quoted, and at what charge.

The outdoor amenities on the masterplan legend

Two of the outdoor amenities the developer names: an open-air amphitheatre for gatherings and screenings, and an open lawn that doubles as the largest flexible space on the plan.

What it tells a buyer: both are recorded on the masterplan legend, and both were at 0 per cent completion at the July 2026 progress report. The filed proposed completion date for the project is 30 July 2030.

The car-free landscaped pathways

The ground plane between the blocks, given over to planting and footpaths, with the forest garden beyond.

What it tells a buyer: this is the payoff of the basement, and the single clearest reason to look at this scheme. With every car parked underground, the developer's own specification describes vehicle-free pathways, with all landscape maintained on recycled water drawn from the project's 100 KLD treatment plant. It is also, for a family, the safety argument the brochure makes explicitly — the ground floor stays clear of vehicles.


Before you rely on any of this

Ask the sales team for three things in writing, and check them against the images above: the sanctioned plan for the specific block and unit being offered, the carpet area of that unit as filed with Karnataka RERA, and the specification schedule annexed to the agreement for sale. The registration number to verify on the state portal is PRM/KA/RERA/1250/303/PR/090925/008075, and the promoter's quarterly progress reports are public there.

An artistic impression is a design intention. The agreement for sale is the promise.

Not published anywhere. A clubhouse exists — it is on the masterplan legend and a clubhouse charge of ₹5,90,000 appears on the cost sheet — but no square footage for it appears in the brochure, the cost sheet, the environmental clearance or the Karnataka RERA record. We publish none. If a clubhouse size is quoted to you, ask which document it came from.

The Roots Sadahalli is marketed as a 4 BHK row villa. In the promoter's Karnataka RERA filing every one of the 100 homes is declared as a 3 BHK. The brochure explains the difference: the home has three bedrooms on the first and second floors, and a terrace-level multipurpose room of 13'0" by 21'2" that the developer says "can be used as a home studio, lounge, or a fourth bedroom". So the fourth room is a flexible terrace room, not a sanctioned fourth bedroom. Every other page publishing a figure for this project says 4 BHK and none of them explains why.

The basement, yes, on the filings; the lift is the brochure's. The Karnataka RERA block table records one basement for every one of the 15 blocks, four floors above ground and a filed height of 12.0 m, and the brochure describes a private basement per home with a lift serving every floor. Parking sits in that basement — two covered bays per home, 210 bays project-wide — which is what makes the ground level car-free. The nearest directly comparable row-house scheme in the same hobli declares no basement at all in its own RERA filing, at G plus 1 and 6.95 m. This is the clearest thing that distinguishes the project, and it is checkable on the state portal.

Yes, all of those refer to the same project. Karnataka RERA registers it simply as THE ROOTS; the brochure brands it under SVAM Realty; and the market commonly writes SRK The Roots after the promoter company. We use The Roots Sadahalli because "The Roots" alone collides with an unrelated plotted project 40 km away, and because Sadahalli is the village both signed filings name.

There is a quarry at 1.14 km. A Karnataka High Court direction of 2 September 2021 concerned illegal mining at Sadahalli bande, and the state decided on 16 June 2017 not to re-issue quarrying licences near the airport. Petitioners in the 2021 matter described quarrying 100 to 200 metres from three residential layouts that sit 1.30, 1.88 and 2.37 km from this parcel. The current operating status is not established and we assert neither that it is active nor that it is closed. Visit at different times of day and ask locally.
